    Finance & Tax

Korean residential property tax scenario calculator

    About this tool

This is an illustrative calculator for Korean residential property tax (재산세), not an official tax assessment. It multiplies a user-entered publicly assessed property value by an independently verified fair-market application percentage, then applies one user-entered rate. Optional amounts for other components and confirmed relief are added or subtracted. Korea's actual property-tax liability can involve progressive brackets, property classification, local components, relief and annual rule changes that this simplified flat-rate model does not determine.

How the calculation works and limitations

Uses user-verified official valuation, fair-market ratio, rate and add-ons. Property-tax progressive bracket schedule, reliefs and local levies require separate validation.

    Worked examples

Assessed value KRW 400,000,000; ratio 60%; rate 0.25%; other components KRW 50,000; relief KRW 0

Reference taxable value KRW 240,000,000; simplified tax KRW 600,000; total KRW 650,000

KRW 400 million × 0.60 = KRW 240 million; 0.25% of that is KRW 600,000. These are sample assumptions, not an official Korean tax schedule.

Assessed value KRW 300,000,000; ratio 50%; rate 0.2%; other components KRW 0; confirmed relief KRW 100,000

Reference taxable value KRW 150,000,000; simplified tax KRW 300,000; total KRW 200,000

Relief is deducted only because it was entered as an already confirmed amount. The calculator does not determine whether relief applies.

    Questions & answers

Does this automatically calculate Korea's progressive property-tax brackets?

No. It uses one rate that you provide, so an actual bill may differ materially. Verify the correct bracket schedule and supplemental local levies.

Can I use my apartment purchase price as assessed value?

Not automatically. The publicly assessed value used for local taxation can differ from the purchase price or market valuation. Verify the relevant assessed value for the tax year.
