Korean reverse mortgage payout scenario calculator

    About this tool

This Korean reverse-mortgage planning tool starts with a monthly amount you have already obtained from the Korea Housing Finance Corporation (KHFC), then explores an illustrative cash-flow scenario. It multiplies the monthly amount by 12 for each year and, if you enter an assumed annual increase, compounds that assumption annually. It does not calculate KHFC eligibility, property-based pricing, contract terms or the official monthly payout. An entered increase is a scenario assumption, not a promised product feature.

    Worked examples

Initial monthly payout KRW 1,000,000; 20 years; annual change 0%

Scenario total KRW 240,000,000; first year KRW 12,000,000; final-year monthly KRW 1,000,000

A constant KRW 1 million for 12 months over 20 years totals KRW 240 million, before any unmodelled contract conditions.

Initial monthly payout KRW 1,000,000; 3 years; assumed annual change 2%

Scenario total KRW 36,724,800; final-year monthly KRW 1,040,400

Three annual totals are KRW 12 million, 12.24 million and 12.4848 million. The 2% increase is only a hypothetical illustration.

    Questions & answers

Can this determine my official reverse-mortgage monthly payment?

No. Obtain the amount and eligibility assessment from KHFC. This tool only sums a scenario built from the starting amount you enter.

Does a Korean reverse mortgage automatically increase by my entered rate?

No. The annual-change field is a modelling assumption and must not be interpreted as an actual contract provision. Check the applicable KHFC product terms.
